Arrivals/Departures
Check in between 4pm and 6pm on arrival day and check out by 10am on the departure day unless otherwise arranged. Visitors to vacate the property at end of period of reservation without any process of law.

Cleaning
We would be grateful if visitors could leave the cottage in a clean and tidy condition. Special cleaning can be organised at a charge.

Payment
A deposit equal to the full booking amount is required at the time of booking. Payment by card will be taken via our online booking availability system. The deposit will be refunded according to the cancellation conditions below.

Access
Owner retains right of access to the cottage.

Breakages and losses
£50 Damage Deposit may be charged on arrival and refunded at the end of the let unless breakages or damages have been caused. Damage or breakages in the cottage to be reported immediately. Damage caused may be charged at cost by the owner.

Disclaimer
The owner cannot accept any responsibility or be liable for any loss or damage, accident or mishap to persons or their property whilst in and around the cottage or whilst engaged in any activity therefrom or any illness or injury arising from any cause whatsoever, including cars.

Cancellation
If a booking is cancelled less than 30 days before arrival then a charge equal to the full booking amount will be made. In the event of a no show or booking reduction (after arrival date) the full cost of the booking is charged.
The owners reserve the right to refuse a booking or terminate a let should these terms of let not be met or if unreasonable behaviour/disturbance is caused during let.

Complaints
Suggestions about improving the accommodation are welcome. If residents have any complaints they must be taken up with the owners before leaving the property.

Insurance
We recommend that guests take out holiday cancellation insurance.

With regret that we are unable to accept pets or large groups beyond the intended capacity of the cottage.

Minimum stay 2 nights.
